Verifying a land title is an important step in ensuring that the property you’re interested in buying is legitimate and free from legal issues. The Land Registration Authority (LRA) makes this process easier through its online platform, LRA eSerbisyo, where you can request a Certified True Copy (CTC) of a title. This official document serves as proof of land ownership and is accepted in legal and financial transactions.

Here’s a simplified, step-by-step guide on how to verify a land title online.

Create an Account on the LRA eSerbisyo Portal

To begin, visit the official LRA eSerbisyo website at https://eserbisyo.lra.gov.ph and click on the "Register" button. You’ll need to fill out your personal details, including your full name, email address, mobile number, delivery address, and create a username and password. After submitting the form, you may receive a verification email or a one-time password (OTP) to confirm your registration. Once your account is successfully verified, you can log in using your chosen credentials.

Note: For added security, some logins may require an OTP sent to your email.

Submit a Request for a Certified True Copy (CTC)

After logging in, select “Request for Certified True Copy” available on the portal. Fill in the required title information accurately:

Registry of Deeds (RD) where the title is registered
Title Type (OCT, TCT or CCT)
Title Number
Number of Copies needed

Review the Fees and Pay Securely Online

The system will automatically compute the total fee, which includes document, LRA fees and IT service fees. The standard base fee for a CTC request is ₱644.97 for the first two pages, with an additional ₱38.19 for each extra page.

You can pay through any of the following options:

Landbank
GCash or Maya
Visa or MasterCard

Courier delivery is included in the total fee—no additional shipping cost.

Track Your Request and Wait for Delivery

After a successful payment, you’ll receive a tracking number and an acknowledgment receipt via email.

Delivery time depends on whether your title is eTitles or manual:

Electronic Titles (eTitles): 3–5 working days within Metro Manila, 5–7 working days outside Metro Manila.
Manual Titles: May take extra 5–7 working days for physical validation at the Registry of Deeds.

Upon delivery, you will receive your Certified True Copy (CTC) along with the Official Receipt (OR).
